Updated house price paid data for January to June 2017 (HM Land Registry)

House price paid data for January – June 2017 added and appears in the following:

Mean house prices fell slightly during the first six months of 2017 from £163,900 during 2016, to £162,500 in 2017. Mean prices had declined to a low of around £144,000 in 2011 for all types. Kirkburton ward had the highest mean price across all types at around £259,700, Batley East the lowest at around £111,500. Mirfield ward had the highest number of sales (175) with Dewsbury South the lowest (67); Kirklees had around 2,691 sales. The highest price paid so far in 2017 was £1,200,000 for a detached house in Shepley.

In the Leeds City Region, Harrogate had the highest mean price for all property types of around £321,200, with Barnsley the lowest at around £133,200 (England £295,300). Detached houses in the centre of Harrogate had a mean price of around £819,200 based on 9 sales.

The price paid data is subject to revision as new records are added for transactions which took place months or years previously. HM Land Registry also publishes average (mean) prices for Local Authorities (House Price Index), but these are calculated using a different methodology (repeat sales of the same property) and are considerably lower. The House Price Index mean for all property types has not yet recovered to the December 2007 high of £146,442 (July 2017, £142,562).
